ParcelSlovenia is an automated data aggregation software service owned and operated by A.L. ten Wolde Consultancy, registered in The Netherlands. Our reports compile publicly available information from official Slovenian government registries—primarily GURS (Geodetska uprava RS) and ARSO (Agencija RS za okolje)—and present it in an accessible format. We do not perform physical site visits, manual audits, or tailored legal evaluations.

2. No Legal or Notarial Advice

Nothing contained within a ParcelSlovenia report constitutes formal legal, tax, or notarial advice. The inclusion or exclusion of zoning data, encumbrances, or environmental overlaps in an automated report does not confirm or guarantee the legal status of a parcel. You should consult a licensed Slovenian attorney or notary prior to signing binding real estate purchase contracts.

3. Not a Certified Geodetic Survey

Parcel geometries, surface areas, and boundary representations displayed in reports are mirrored from public GURS cadastre databases. Public registry maps may contain discrepancies compared to physical markers on-site. Reports do not replace an official geodetic survey (geodetski posnetek) performed by a licensed land surveyor.

4. Environmental & Flood Risk Limitations

Flood risk layers are aggregated directly from official ARSO data sets current at the time of query execution. These hazard maps:

  • May not capture real-time topographic alterations or recent flood prevention infrastructure
  • Do not account for localized micro-drainage conditions or individual building elevation
  • Should not be relied upon as the sole criterion for property underwriting or insurance decisions

5. Source Data Currency & Third-Party Errors

Report outputs depend entirely on the operational availability and data integrity of underlying government registries. A.L. ten Wolde Consultancy bears no liability for delayed updates, missing records, or typographical mistakes present within official government database sources.

6. "As-Is" Provision & Liability Cap

ParcelSlovenia reports are provided strictly on an "as-is" and "as-available" basis without express or implied warranties of merchantability or fitness for a specific purpose.

To the maximum extent permitted by applicable law, A.L. ten Wolde Consultancy shall not be liable for any indirect, economic, or consequential loss resulting from reliance on report findings. Liability for any direct claim is capped strictly at the purchase price of the specific report generated.

7. Scope of Intended Use

ParcelSlovenia is designed as an efficient first-pass screening tool to identify potential risks before committing capital to deep-dive due diligence. It serves as a preliminary research tool and does not replace:

  • An official municipal zoning certificate (Potrdilo o namenski rabi zemljišča)
  • A land registry extract issued by the court (Izpisek iz zemljiške knjige)
  • A professional structural or engineering inspection
