How the score works

Every report gets a score out of 100, built from five core factors drawn directly from official GURS cadastral and zoning data. Each factor contributes a different number of points depending on its impact on a property's development potential and usability.

Development Potential

25 pts max

Evaluates the percentage of the property that sits within a permitted building zone.

Registry Accuracy

15 pts max

Checks for discrepancies between official registry records and actual land use on the ground.

Legal Encumbrances

10 pts max

Looks for property rights, easements, and other restrictions placed on the title.

  • · Easements like rights-of-way

Environmental Protections

30 pts max

Assesses exposure to environmental restrictions like water protection zones or forest reserves.

  • · Minimal share of protected area
Reduces this score
  • · Strict water protection areas (especially Karst)
  • · Closed, reserve, or protective forest designations

Building Integrity

20 pts max

Scores the physical structures based on essential utilities and the age of the roof and facade.

  • · Recently renovated roof (under 15 years) and facade (under 20 years)
Reduces this score
  • · Absence of mains electricity
  • · Aged, unrenovated roofs (>40 years) or facades (>50 years)

Score ranges

Excellent overall standing
80–100
Good overall standing
60–79
Fair overall standing
40–59
Limited overall standing
0–39

If a property triggers a critical registry error (such as a severe zoning breach) or sits under heavy legal or environmental restrictions, the overall score is automatically capped at "Fair" (59 points maximum), regardless of how well other factors perform.
